Funny you mention that "this book read like an infomercial. I lost count of how many times I was supposed to either call his 1-800 number or sign up for his real estate course."

Blatent self-promotion is a real turnoff for me personally, especially in a book I purchase to further my education. If you're familiar at all with the film 'Napoleon Dynamite' I call this the 'Rex Kwan Do Effect'.
